This Privacy Policy explains how Conveyance LLC ("Conveyance," "we," "our," or "us") collects, uses, stores, and protects information in connection with our consulting services and software products. It applies to all users of conveyance.dev, our Chrome Extension, our Turn Automator product, and any client engaging us for consulting work.
We built Conveyance to automate the extrinsic work in real estate so that agents, brokers, and property managers can spend more time on the human work that actually moves deals. That means we handle sensitive data — transaction documents, financial figures, client contact information. We take that responsibility seriously and we've made deliberate, documented decisions about how that data is handled at every layer.

Real estate professionals and companies that use Conveyance services are the data controllers — they determine what data is collected and why. Conveyance acts as a data processor: we process personal data only to deliver the service or system the client has engaged us to build or operate.
We do not independently decide what to do with your clients' data. We receive it, process it as instructed, protect it, and return or delete it at the end of our engagement. This distinction matters legally and practically, and we operate accordingly.
For visitors to conveyance.dev who interact with our own forms, waitlists, or product subscriptions directly, Conveyance is the data controller for that limited set of information.
When a client engages Conveyance for a consulting project or subscribes to one of our products, we may collect or process:
We collect this information because it is necessary to perform the services under our service agreement with the client. Without it, we cannot build or operate the system.
The Conveyance Chrome Extension is a co-pilot tool. It assists licensed real estate agents in completing tasks within the platforms they already use (such as the MLS). The extension reads page context to surface relevant information or pre-fill forms. The agent reviews and executes every action — the extension does not act autonomously.
Data processed by the extension is limited to what is visible in the agent's active browser session and is used only to assist with the task at hand. We do not collect browsing history or data outside of the active real estate workflow.
The Conveyance Turn Automator is a software tool for property management companies. It processes unit-turn data — including property addresses, unit identifiers, inspection findings, vendor assignments, and estimated repair costs — on behalf of the property management company that subscribes to the product.
The property management company is the data controller for all tenant, unit, and property data that flows through the Turn Automator. Conveyance processes that data solely to operate the tool as configured. We do not share, aggregate, or use that data across client accounts. Each PM company's data is logically isolated from every other client.
Data retained in the Turn Automator is subject to the 90-day post-termination retention and deletion policy described in Section 7.
Custom systems built under a consulting engagement — including transaction automators, CRM integrations, communication workflows, and any other bespoke tool — are governed by the terms in Section 3a (Consulting Clients and Product Subscribers) and the applicable service agreement. Those systems do not receive a separate product-specific notice because their data scope is defined individually per engagement.
If you submit a form on conveyance.dev (such as a waitlist or contact form), we collect the information you provide — typically name, email address, and company type. This is used to follow up with you about Conveyance services. We do not track visitors beyond standard hosting analytics provided by Vercel.
This section provides additional detail about how each Conveyance product handles data. These notices supplement Section 3 and apply to users of the named product.
What the extension accesses: The Chrome Extension reads the content of the active browser tab when you are working within a supported real estate platform (such as your MLS). It uses that page context to surface relevant information, pre-fill form fields, or assist you in completing a task.
What the extension does not do:
Account data: If you subscribe to the Chrome Extension, your name, email address, and billing information are associated with your conveyance.dev/portal account. Billing is handled by Stripe. See Section 3a for details.
The three packages share the same privacy model. There is no difference in data handling between the Listing Upload Co-pilot, Buyer Package, and CMA Co-pilot packages. The scope of page context the extension reads is limited to what is necessary for the task you are actively completing.
What the Turn Automator processes: The Turn Automator handles unit-turn workflow data for property management companies. This includes:
Data controller: The property management company subscribing to the Turn Automator is the data controller for all property, unit, tenant-adjacent, and vendor data within their account. Conveyance is the data processor — we operate the system as configured and do not independently use or share that data.
Isolation: Each PM company's account is logically isolated. No data from one client's account is accessible to or shared with any other client.
No AI training: Turn Automator data is not used to train AI models, build benchmarks, or improve any product outside of operating the tool for that client.
Retention: Data is retained for the duration of the active subscription. After termination, data is held for 90 days and then permanently deleted. See Section 7.
When Conveyance releases additional products, a product-specific privacy notice will be added to this section before or at the time of launch. Clients will be notified of material additions per Section 11.
We use the information we collect to:
We do not use client data to train AI models, sell to third parties, share with advertisers, or for any purpose outside of delivering the contracted service.
All personal data processed by Conveyance is stored in Supabase, with database instances locked to US-based servers (us-west and us-east regions). We do not transfer or replicate data outside the United States.
Access to client data is restricted to Conveyance personnel with a legitimate operational need. Our infrastructure uses:
We use industry-standard encryption in transit (TLS) and at rest.
We retain client data for the duration of the active engagement or subscription. After termination, data is held for 90 days to allow for transition, export requests, or disputes. At the end of that 90-day window, data is permanently deleted from our systems.
Clients may request earlier deletion by contacting support@conveyance.dev. We will confirm deletion in writing within 10 business days.
Billing records are retained as required by law (typically seven years) but contain no real estate transaction data — only transaction identifiers and amounts.

We do not use advertising networks, cross-site tracking pixels, or third-party analytics platforms that collect personal data. We do not share client data with any of the above services beyond what is technically necessary to operate the infrastructure.
The Utah Consumer Privacy Act (effective December 31, 2023) provides Utah residents with specific rights regarding their personal data. If you are a Utah consumer, you have the right to:
To exercise any of these rights, email support@conveyance.dev with the subject line "UCPA Privacy Request." We will respond within 45 days. If we need an extension, we will notify you within the initial 45-day period.
We will not discriminate against you for exercising any of these rights.
A note for clients who are data controllers: If you receive a UCPA request from one of your own clients regarding data we process on your behalf, contact us and we will assist you in fulfilling that request within our system.
Conveyance builds systems that may include automated communication workflows — text messages, email sequences, and similar outreach — for use by licensed real estate agents and property managers.
Conveyance is not the sender of these communications. The agent or company using our system is the sender and is solely responsible for:
Any TCPA liability arising from communication workflows built using Conveyance systems rests with the client operating those workflows, not with Conveyance.
We will update this policy as our practices evolve or as the law requires. When we make material changes, we will update the "Last Updated" date at the top of this page and notify active clients via email at least 14 days before the change takes effect.
Your continued use of Conveyance services after the effective date of any change constitutes acceptance of the updated policy.
